Transactions Functionality

The Transactions section in Modex Recruit is a map-based tool for exploring mortgage transaction data across any geography. Access it by clicking Transactions in the top navigation bar, then selecting Filters from the dropdown.

Note: The Transactions section may not be available on all subscription plans. If you do not see it in your navigation, contact Modex Support.

The Map View

The main Transactions view displays a heatmap on Google Maps showing transaction density based on your active filters. Use the address search bar at the top of the map to pan to a specific city or address. Check the Within Map View checkbox in the map toolbar to limit results to the area currently visible on your screen.

Filters

The Filters panel on the left lets you narrow transaction data by:

  • Transaction Timeframe — rolling date range (always required)
  • Boundaries — Region, State, Metro Area (MSA), County, City, or Zip Code
  • Loan Amount — minimum and/or maximum dollar amount
  • Transaction Type — purchase, refinance, and more
  • Company Type — Lender, Depository/Bank, Credit Union, Broker
  • Loan Type — Conventional, FHA, VA, and others
  • Property Type — Single family, condo, multi-family, and others
  • Non-QM — limit to QM or Non-QM mortgages
  • Lender Beneficiary — the investor or lender funding the transaction
  • Company — the company that funded the transaction
  • Census Tract — income level and CRA criteria (if enabled on your account)

Click Apply to update the map and metrics. Use the ... menu to Reset Filters. A green dot on a filter indicates it is currently active.

Metrics Panel

The Metrics panel in the center shows aggregate stats for your current filters:

  • Total Volume, Average Monthly, Average Loan, and Total Units
  • Breakdowns by Loan Type, Transaction Type, Property Type, Property Cities, and more
  • Rankings for Loan Officers, Companies, and Lender Beneficiaries — click View Full Rankings to see the top 500

Rankings

The Rankings panel overlays the map and shows the top 500 results ranked by Volume or Units. Each row displays rank, name, NMLS ID (where applicable), volume, units, and market share. You can:

  • Use Find Rank to search for a specific loan officer or company by name or NMLS ID
  • Click Add to List on any row to save that record to a list
  • Click Download CSV to export the rankings

Exporting

Click the Download PDF button in the map toolbar to generate a Loan Transactions Report PDF. You can customize which fields to include and select a timeframe before generating the file.

To export rankings as a spreadsheet, use the Download CSV button in the Rankings panel.
