Loan-to-value (LTV)
Loan-to-value (LTV) ratio compares the amount of a mortgage loan to the appraised value or sale price of the property. In Modex, LTV gives you a picture of the types of buyers a loan officer typically works with — from high-equity borrowers putting 20% or more down, to low-down-payment and government-backed scenarios.
LTV Filter
Use the LTV filter in search to find loan officers, branches, or companies based on the LTV distribution of their closed loans.
LTV is calculated on purchase transactions only. We do not calculate LTV on refinance transactions because we are not confident in the current value of the home — county tax records and market-available AVMs are not reliable enough to produce accurate LTV figures for refinances.
LTV values above 125% are excluded to prevent data discrepancies from a single transaction skewing the overall distribution.
LTV is grouped into the following buckets:
- Less than 80% — borrower put down 20% or more
- 80–100% — conventional low-down-payment range
- 100%+ — includes VA, USDA, rehab loans, and other loan types where the financed amount meets or exceeds the property value
- Not provided — LTV could not be calculated due to missing or excluded data
To apply the filter: open the filter sidebar in any search view, select LTV, choose one or more buckets, and set a minimum threshold. You can filter by unit count, volume, or percentage of total production across any available time period.
Example: To find loan officers who closed at least 20% of their purchase loans in the 100%+ bucket over the last 12 months — indicating strong experience with VA or USDA programs — select the 100%+ bucket and set a threshold of 20% of total production.
LTV Performance Chart
On any Loan Officer, Branch, or Company detail page, the LTV donut chart gives a quick visual breakdown of closed loans by LTV bucket for the selected time period. Because LTV is purchase-only, the percentages represent each bucket's share of total production (not just purchase loans), so they will not add up to 100%.

LTV in Mortgage Transactions
LTV data is also visible as a column in the Mortgage Transactions tab on Loan Officer and Company detail pages (7th column from the left).
